FAQs

Most builders emphasize price and speed. We emphasize proportion, longevity, and peace of mind. Every home we build is designed to age gracefully, architecturally, structurally, and emotionally. We limit our volume so our leadership remains personally involved in every design meeting, site walk, and finish decision.

We intentionally build only a handful of homes per year. Between design, permitting, and construction, we’re typically involved in four to six projects at a time. We stagger completions to keep our team and subcontractors focused. This ensures craftsmanship never takes a back seat and every project manager knows your home inside and out.

Yes. Most of our projects begin with independent architecture and design firms. We value collaboration and are fluent in working alongside Charleston’s top architects and interior designers. Our role is to turn their vision and yours into a finely executed, buildable reality.

We specialize in large-scale renovations, new custom homes, and complex, high-touch projects where details matter. We’re not the right fit for production housing or low-cost builds; we’re built for clients who value craftsmanship, relationships, and design integrity.

We offer both cost-plus and fixed-price-with-allowances structures, depending on what best suits the client and project.

Cost-Plus: You see every line item, invoice, and receipt. It’s ideal for clients who want full transparency and flexibility as the project evolves.

Fixed-Price + Allowances: This option locks in the overall cost up front while allowing flexibility within finish budgets. It’s best for clients who value price certainty and a clearly defined scope from day one.

In either case, our goal is the same: clarity, honesty, and alignment from start to finish.

We don’t delegate it away. Each site has a dedicated project manager backed by leadership review. We perform detailed pre-finish checklists and bring in third-party inspections when appropriate. “Good enough” never leaves our job sites.

Communication and calm. You’ll have a single point of contact and receive weekly updates with photos, milestones, and cost tracking. The process is predictable because unpredictability is the enemy of good building.

We treat change orders as opportunities to refine, not disrupt. Real-time pricing and documentation ensure you always understand cost and schedule implications before approving any change.

They often mention the same three things: our honesty, our composure under stress, and our eye for detail. Many clients become repeat clients or call us years later to help maintain or upgrade their homes. Relationships are our longest-lasting builds.

It means building homes that feel inevitable, as if they’ve always belonged on that piece of land. It’s not just about durability or resale value. It’s about creating spaces that hold family, story, and time with equal grace.
